Job Summary
Maximize sales opportunities by effective answer and handing inbound leads in an effort to acquire new clients. This person has the drive and tenacity to achieve or exceed productivity, provide subsequent documentation, assignment, and follow up of those leads. This position is required to outbound call leads, e:mail communication, text, and scheduling of real estate buying and selling opportunities and overall management of sales pipeline through the sales cycle. This job will require a mental toughness and the payout is there for the right person who is driven to succeed at a high level.
:10:14/hr + Commission (Hours: 35:40 per week)
:Anticipated Yearly Salary 30,000:42,000+
:Commissions are uncapped and paid bi:monthly
Major Duties and Responsibilities
:Lead Manager will be responsible for responding to inbound sales inquiries and outbound cold calling to set appointments for our team of field agents (Realtors) to meet with clients who are interested in buying or selling residential real estate
:Consistently meet or exceed weekly and monthly sales active goals by utilizing sound telephone based selling techniques
:Establish and maintain a high level of customer satisfaction, professionalism and courtesy during all sales transactions
:Become an expert on the evolving San Antonio and Hill Country real estate market, accurately present The Castillo Groups unique value proposition to prospective clients and deftly handle and overcome objections
:Maintain rigorous prospecting for new business and equally rigorous follow up with leads in your pipeline (Minimum of 6 Hours of dialing time)
:Have a sense of urgency to respond to inbound inquires promptly
:Qualify potential customers for appointments with field agents to accurately convey motivation, competition and financial specifics
:Practice Scripts Daily
:Accurately track and convey productivity and sales metrics to management and expect regular accountability meetings with direct manager and company owner
:Participate in regular training and education requirements
:Perform other duties as required by supervisor
Job Requirements
:Must have the passion for selling and being persuasive
:Must have the ability to manage their self by utilizing time blocking to achieve their daily goals
:Must be competitive and be driven by daily, weekly and monthly sales quotas/goals
:Must have excellent use of written and verbal vocabulary
:Must track sales data and provide reports weekly
:Must be innovative
:Must be learning based, no one knows it all and should always be open to feedback
:Must be self driven and not require constant management monitoring them
:Must have extremely strong phone skills
:Must be a phone animal: willingness and ability to spend 80 to 90 of workday on the phone
:Must be familiar with or quickly able to learn Apple Operating Systems, Google Apps/Calendar, MOJO (SaaS phone and dialing technology), BoomTown (real estate specific CRM and marketing technology), and other technologies as needed
:Must be a team player who thrives working with a tight knit company where their activities directly affect the bottom line
:Must have their own cell phone and with an understanding that it will be used for work purposes
:Some college or college degree preferred
:Real Estate Licensed preferred yet not required
:High school diploma or general eduction degree (GED) or equivalent
:Minimum of 6 months experience worth with customers
:Minimum of 6 months experience in call center setting
:At least 6 months of experience in commission:based sales preferred
Work Schedules
:Must be available to work assigned shift as within guidelines; this may include weekends, evenings, or both.
:Hours of Operations are 8am:7pm Monday:Friday, 10am:4pm Saturday, 12pm:4pm Sunday
