We offer an exciting and challenging work environment that strives to create a harmonious balance between the personal and professional lives of all our employees.Summary: The primary responsibility of the Maintenance Technician is to proactively maintain and repair all areas of the apartment community with a strong emphasis on customer service.Job Responsibilities and Essential Duties:Complete Resident maintenance requests within 48 hours of receipt that include the hands-on work of all building repairs, preventative maintenance and general upkeep of the project, with special attention to more involved operations Maintain exterior grounds. This will include but is not limited to the following: a. Pick up trash and keep common areas neat b. Sweep walks and curbs c. Water lawn, trees, shrubs, and flowerbeds d. Shovel walks, sand or salt icy areasAssist Property Manager or Maintenance Supervisor in prioritizing all work orders Assist Maintenance Supervisor in scheduling all maintenance for buildings and building equipmentAid Maintenance Supervisor in organizing all contract vendors taking bids for special projects or extensive maintenanceEnsure that the maintenance on apartments turning over between the last and first day of each month is completed within a 24-hour period (72 hours if not immediate). All vacated apartments must be painted, thoroughly cleaned, carpets shampooed and repairs done in a timely and impeccable manner.Assist Maintenance Supervisor in maintaining sufficient maintenance supplies Other duties as assignedAdditional Responsibilities: Must be on call for emergency maintenance Must be available for work on the last day and first day of each month Must communicate to Maintenance Supervisor or Property Manager any and all maintenance concerns Follow-up on maintenance requests in the computer Must live within 35 minutes of property Overtime as necessaryQualifications:High school diploma required or equivalent degree or experienceMust have experience in all phases of building maintenance, including but not limited to, appliance repair, HVAC, plumbing, electrical, carpentry and preventative maintenanceMust project pleasant demeanor and communicate clearlyWillingness to develop strong customer service skillsExcellent time management skillsAbility to self-direct Willingness to learn and assist above and beyond as part of "the team" Two years apartment maintenance experience preferred CRMT preferredPhysical Requirements:Able to lift 50 poundsAble to walk, climb stairs, bend and squatAble to withstand external weather conditions Shelter Corporation is an Equal Employment Opportunity Employer About Shelter Corporation: Shelter Corporation is a leading property management company that has been succeeding in the industry for over 20 years.
